Where is the rental office?
Residents and outside individuals are often questioning about rentals at España.
Please note that the España Office doesn’t manage any rental units, however one of our commercial units, 673-689 Abbott Street, has information on units that are for sale and for rent. You can visit them for more information.
You can also search online for other rental companies that might have units for rent at España.
Can I alter or have small renovations done on my suite?
Residents who want to make physical changes within their unit, including all structural renovations such as replacing flooring, removing a wall, installing new kitchen cabinets, etc. must apply to the property management company, Pacific Quorum 604-638-1961. The contact person is Paul Kral, he can guide you through the process and provide you with the forms you will need for your application.
Note: This doesn’t apply to painting unit walls or changing interior closet configurations.
What time can my construction team work until?
As per bylaw No 2.5.5, contractor hours of operation are confined to between 8:00 am and 5:00 pm. Notification must be provided to the strata corporation by the strata lot owner of any contractor’s plan and purpose.
All contractors must retain a minimum liability coverage of $2 million. All refuse must be removed offsite and not placed in the strata corporation garbage bins.
What do I do if I lost my mailbox key?
If you are a tenant, contact your landlord to see if they might have a spare key.
If you are an owner you will need to contact a locksmith. Our preferred vendor is Key West, their phone number is 604-512-2760. Any other locksmith you prefer will be fine as well.
Please note that España Condos does not have access to the mail box room, the access for this room is exclusively for Canada Post.
Is the sprinkler system in my suite monitored? Also, is the unit monitored for a fire?
Yes, the fire and sprinkler alarm is monitored by ACME Protective Systems.

I think I saw silverfish in my unit – what do I do?!
If you notice silverfish in your unit, please contact the concierge 604 307 6901. She/he will schedule your unit to be seen by Canadian Pest Control upon their next visit to the building. There is no charge for this service as long as you wait for CPC to come for their scheduled inspection.
Pest Control comes once a month, the concierge will tell you the date of the next visit.
If you cannot wait you can call Pest Control at your own expense – 604-524-5511 or any preferred vendor of your choice.
Important:
Prior to your Care Pest visit, you must appropriately prepare the suite for pest control. Please find their preparation instructions for silverfish below:
1. Remove all items from the lower level kitchen and bathroom cupboards.
2. Moveable furniture, plants and any items that are up against a wall should be pulled away at least one foot.
3. Clear all closet floors.
4. All toys, clothes, books, etc. should be picked up off the floor.
5. All people and pets must vacate their suite during the treatment and be out for a minimum of six hours after completion of the job. Children under two years of age, expectant and nursing mothers and people suffering from respiratory ailments are recommended to stay out at least twelve hours.
6. Fish tanks should have their air pumps unplugged, and a wet towel placed over the aquarium.
7. Leave at least 3 inches from walls when cleaning carpets and floors for the next month.
After the treatment, open the windows to ventilate your suite. Be sure to keep food in covered containers and remove all garbage at least once a day. You may replace items back in cupboards when you re-enter your suite. Do not wipe treated areas, install non-adhesive liners. We appreciate your support regarding this important matter, as the effectiveness of our treatment depends on your cooperation.

I broke my pendant light in my kitchen - where can I source another one?
Try calling Ocean Pacific Lighting and ask for Lisa (604-538-3511) or anyone in the showroom about a pendant glass replacement. The replacement is a Russell Lighting part number 030781. You can indicated you are calling from the España condominium complex in Vancouver.
They are approximately $30.00 - $35.00 each plus taxes. You can pick it up or they can ship it for an additional cost of approximately $25.00.
